標題[討論] 該去接男友嗎

我是個時間觀念很重的人 因此我很討厭不守時的人 男友偏偏在這方面是個想法不是很周到的人 怎麼說呢 我感覺 他明明知道我很在意這個 可是他不是很重視 男友上次跟朋友吃飯 約好30分來接我 我大概25就到了 結果他40分才到 其實等個15分鐘也還好 但那時候我因為很想上廁所 想說他再過5分鐘就到了 附近也沒有廁所 要走去廁所的話還要一段路 說明一下我是個不能憋尿的人 我膀胱無力到有點嚴重 想不到他遲到15分鐘 我憋尿憋到很痛苦 都快哭了 因此我非常生氣 目前我手機送修中 今天 約好19：20去載他 我大概19：15下班之後騎車去那邊 剛好20分 結果他一直沒出現 等了20分鐘 我就去找公共電話 一打 他說他還在台北 我就很生氣 白跑一趟又白等20分鐘 而且今天又特別早起工作 特別累 回家看LINE 發現他19:15傳說他會吃完飯才搭車 我看了傻眼 你明明知道我手機送修不可能看到LINE 你明明知道我大概7點多下班 他是說他以為我會先回家 有跟我道歉 說會彌補我 說很有誠意的要彌補我 但加上之前發生的那些不守時的事情 我就不想去載他 他剛剛請我去載他 我說不要 我說我不會去載你 但你可以來 請問我這樣會太狠嗎？ 他走來我住處大概要花30-40分鐘 我應該去載他嗎？ -- ※ 發信站: 批踢踢實業坊(ptt.cc) ◆ From: 124.11.211.64

為適應氣候變遷，動物體型也會跟著改變。美國密西根大學研究挖掘出的化石後發現，地球過去歷史上曾出現暖化，當時造成了哺乳類動物體型變小，根據科學家判斷，由於暖化造成植物生長「突變」，動物為了適應營養價值降低的食物來源，透過演化逐漸讓體型變小，以獲得更多生存的機會。

密西根大學科學家指出，大約5500萬年前的地球，溫度在短時間內急遽上升，因此被稱為「古新世–始新世氣候最暖期」（Paleocene-Eocene Thermal Maximum）。當時在地球上生存的哺乳類動物，包括靈長類及馬、鹿等哺乳類動物，曾出現體型「縮水」的現象，而最新研究還發現，約5300萬年前，在距「古新世–始新世氣候最暖期」2百萬年後，地球又出現一次暖化，同樣也造成動物體型變小。

科學家從懷俄明州的畢葛紅盆地挖掘出動物牙齒與下巴等化石，並從臼齒的大小推論當時的動物體型，確定第二次暖化時動物體型確實有變小，只不過「縮水」規模沒有第一次暖化來得劇烈。

研究者金吉利契舉例，大小跟現在狗狗一般的始祖馬，在第二次暖化時，體型縮小了約19％，而第一次暖化期間，始祖馬縮水的幅度為3成以上；另一種有蹄類動物「古溪鹿」（Diacodexis），在第二次暖化時，體型也縮水了20％。這主要是當時動物為了生存而演化的結果，金吉利契認為由此可以推論未來地球暖化後的情形。

金吉利契曾在2006年時指出，在地球暖化期間哺乳類動物體型縮水的原因，應該是由於大氣中的二氧化碳含量升高，在這種情況下植物生長快速，但營養價值相較正常時候來得低，而以植物維生的動物，則必須以演化的方式改變自己體型，並適應食物來源的改變。

本次研究結果已在今年11月初的「脊椎動物古生物學會」會議上發表。

前陣子Facebook上有張圖被廣為轉載，大致內容是台北市房價租金比(Price Rent Ratio, PRR)為64倍，位居全球之首。房價租金比的計算公式是「房屋總價格／年租金」，意思是：房子的價錢足以讓人租幾年。實際租屋價格被視作是實質住宅供需的合理價格，消費者物價指數(CPI)中也是計算租屋價格（在台灣權重約佔20%），因此台灣近十年台灣房價雖然飆漲，但CPI上升的幅度並不大，原因之一就是租金幾乎沒有成長。

正因為租屋價格代表需求的合理價格，因此房價租金比越大就表示房價背離合理價值越遠。然而，倍數在怎樣的位置算是合理呢？一般而言20年是合理的位置，意思是說：當一棟房子的價格相當於20年租金時，不如就買下來吧。但為什麼是20年呢？

扣掉20歲到25歲之前由父母扶養不論，成人能工作的時間大約是30年，然而卻需要住50年的時間──這樣看起來似乎表示20倍似乎很少？然而房子的價格理受時間因素而折舊（這是重要的問題，後文會有更詳細的分析），新成屋5年價格開始下滑，30年之後降價幅度非常小幾乎停滯。再加上人生有很多不同階段，例如結婚者可能在新婚時需要住雙人套房，成為四人家庭時需要標準的三房兩廳，退休後又只需要住雙人小房；單身者則可能需要工作時期市中心的單人套房以及退休後的寬敞景觀宅。

房子是一個人生活的延伸，人的生活會隨時間改變，房子當然需要改變。更不用說房子裝潢大約10年一換，換裝潢的時候往往也是人生轉折時，許多人更會趁此時換屋。考慮這些因素，我們應該理解的結論是：所謂「合理」的PRR倍數並不是一個固定的數值，而跟一個國家人民的生活模式有很大關連。同時我們也必須理解的是：即使合理PRR倍數並非固定，卻也有一定範圍，那跟人的生活模式改變、房子本身折舊有關──因此合理倍數，大約10年到30年之間。

全球房地產指標(GlobalPropertyGuide, GPG)這個網站列出了全球85大城市的PRR，其中就有72個城市落在剛剛提到的10~30倍之間，超出40倍的城市只有3座。從這角度看來，我想各位應該可以理解台北市的房價有多誇張，64倍幾乎是一個人成年之後到死亡的完整時間，其中我們只有一半時間能工作，可能有3次以上的重要人生時期轉折；而房子的殘值也將在30年之間不斷下滑，50年之後除了等都更重蓋之外幾乎沒有能真正活化的方式。
