公寓包租划不來　雙北報酬率2.5~3%

【張菱育／台北報導】房價高漲，連帶現在的租金報酬率也不高，以雙北市公寓產品來說，公寓出租投資報酬率僅2.5~3%，但若是10年前買的公寓產品，現在報酬率可達5~8%。

有巢氏房屋北區業務部副總經理陳宏勝指出，若10年前就取得雙北市的公寓，每坪可能僅17~18萬元，現在該物件出租投資報酬率至少有5~8%，但若是現在才取得的公寓，每坪已漲至50多萬元，報酬率可能僅2.5~3%，現在租金已跟不上房價，有不少民眾覺得薪水沒漲，連租房都租不起。
