土地感情九成都是假的..
價格談不攏是重點 但是 台灣的都更確實也沒有合理估價機制..
要說釘子戶一定是貪或是不合理訴求 也未必是真的.
反過來說 建商想吃人又不肯給錢反倒機會比較大
那為何還有住戶支持建商?
因為他們跟一樓店面 也就是最大宗的釘子戶利益不同.
建商的價碼要買通一般樓層住戶可以 但卻不合一樓店面住戶的條件.

公聽會不去應該沒影響 因為參加與否並無任何法律效力
但根據文林苑的例子 若你不願意加入
一定要公開或存證信表達不願意加入
否則極有可能被不肖建商用對付王家手法強行推上架..

目前來說 只要沒有你的同意書 建商是不可能強行將你的土地或房子納入都更的..
都更審議會這關就會被打槍了..
